Here at Victoria James Garden Rooms, we understand that you might have questions about the garden rooms we design and install. On this page we’ll answer some of the most common, but we welcome enquiries, so if you can’t find the information you’re looking for, please don’t hesitate to give our team a call, and we’ll do what we can to ensure you have all the answers you need.

FAQs

How long will it take to build my garden building?

The average installation time is 3 weeks, but it varies depending on the size and complexity of your room. A smaller building, like the Snug, from our pre designed selection, will take between 7 to 10 working days. A larger bespoke build can take considerably more time depending on its size and complexity. Once we have finalised your design, we will be able to give you a more accurate installation and completion time scale.

How quickly can you start after I place my order?

Our aim is to start as soon as possible. However, due to other projects in the pipeline and lead time in ordering certain materials such as windows and doors for your garden building, there is a waiting period of 3 to 6 weeks after your deposit payment.

Can I cancel my order after I’ve paid my deposit?

When we take your deposit, it is invested directly into your buildings materials, such as doors, windows, and timber. We appreciate that sometimes circumstances can change, with this in mind, we will do our very best to contact our suppliers and cancel materials where we can. However, for anything that we cannot return or cancel, we will take these funds from your deposit. We understand that sometimes unpredictable things happen in our lives and plans need to change, so we will do our very best to minimise any cost to you.

Do you provide an internet connection?

Yes, we can look to install a shielded Cat5 or Cat6 cable from your existing router into your garden room.

Do you provide the foundations/frame for the garden building?

Yes, we do. All our garden buildings are priced with our rod pile foundations and full installation.

Do you provide the electric installation to the house mains?

Yes, we do. You will also receive a qualified electrician’s certificate confirming the safety of the connection. It is not required if your building is smaller than 15 sqm, but we will do it anyway for your own piece of mind and safety.

Is the labour cost fixed?

All the costs are fixed, including the labour costs. We give you the price so that you know what you are paying, and won’t have to find a penny more. (Subject to any additional changes you may make during the construction phase).

Do I need planning permission to build a garden room?

It’s perhaps the most common question we are asked, and the short answer is…..maybe, but most likely, no.

Garden Buildings are considered “Permitted Development” and do not require planning permission as long as the following rules are adhered to.

If the building is to be placed less than 2.0m from the boundary of the property, the maximum height of the build can be 2.5m.
If the building is to be placed more than 2.0m from the boundary of the property, then the maximum eave height can be 2.5m, with a maximum roof height of 4.0m for a dual-pitched roof and a 3.0m maximum overall height for a pent roof.

It can seem like a minefield when you start to look into a garden build, but we are here to help you through the whole process. We will be able to answer many of the questions with your build once we complete a free site survey and advise what the best course of action will be to move your project forward.

Our pre designed builds have been designed to not require planning permission, but rules and regulations can differ from county to county. If in any doubt, we advise you speak to your local planning authority who will be able to confirm, if there are restrictions in place. We can also look into this for you, and advise on our experience of similar projects if built in your area.

Although certain criteria need to be observed, in general, garden buildings are a permitted development and there is usually no need to apply for planning permission.
