When we design and build a garden room, we want you to get as much use as possible out of the space, and as such we ensure that all the necessary utilities are connected – electricity, water, internet. If you need it, we’ll make sure that it’s connected

Solid construction for a solid build
The Base

The base of your build is where it all starts, and it needs to be strong. We use threaded metal rods, combined with a metal anchor plate at the bottom and a steel “U” shaped channel at the top.

The bottom of the rod is paired with a square anchor plate, which is held in place by two bolts either side to keep the plate in position. The rod is then submerged into the rod hole and surrounded by concrete.
The top of the rod is then paired with a machined piece of “U” shaped steel which is also held in place by two bolts either side.
Once all of the rods have been levelled and the concrete dried, we fix the base timbers directly into the “U” shaped channel steels, bolt and screw the timbers together creating a strong base frame.
Then we add the floor joists which are hung from joist hangers and insulated with 100mm PIR insulation boards.
Finally a breathable membrane is added before the egger board base is installed which forms your completed base.

The Walls

The walls of your build are timber framed, and PIR insulated so you can enjoy your outdoor space all year round.

  • We start off by framing the front and side walls in 4×2 CLS timber, incorporating the same techniques as you would find in modern day house designs and best building practices.
  • The outer face is then paired with an 11mm OSB board, which gives the walls there strength and rigidity.
  • The front wall is constructed in the same way, but in some cases we use 5×3 CLS timber as to help support large windows or for steel beams to be installed when bifold doors are used.
  • Once the OSB has been fitted to the frame, all four sides are moved into place, levelled and fixed to the base and it’s adjoining frame components. Noggins are added in between the frame gaps to improve rigidity and strength of the wall panels.

  • Next we wrap the entire frame in a breathable membrane. This as the name suggests allows the timbers underneath to breath, but also creates a waterproof barrier preventing moisture that may penetrate the external cladding from entering the building but letting any moisture buildup escape.
  • We then add a double layer of timber laths ready for the external cladding to be attached. It’s double layered as this creates a small air gap under the cladding which helps with air circulation and makes it difficult for water to sit and penetrate the breathable membrane should the cladding be compromised in any way.
  • From here we do the first fix for any electrical and plumbing requirements, which includes cabling for power sockets, outdoor power sockets, indoor lighting, outdoor lighting, light switches, timers and water pipes.
    The final stage at this point in the build is to fit 90mm PIR insulation to all the walls, ready for the installation of windows and doors.
  • The Roof

    The roof of your build, as with the base and wall construction has been designed for maximum strength and longevity in mind. To aid in this we use a rubber EPDM roofing membrane on all our garden room builds.

    

  • Firstly we place all the 6×2 roof joists in place, and secure them with inverted joist hangers. The roof needs to be anchored thoroughly to the frame, as high wind’s have been known to rip roofs clean off in storm conditions.
  • The joists are then cut to the required size and shape of the roof design chosen and covered with 18mm OSB tongue and groove boards. When interlocked together these boards create a strong platform to work upon.
  • Next we roll out the EPDM rubber roofing membrane which is bonded to the OSB boards with an adhesive.
  • Back inside your garden room we install 100mm PIR insulation between the roof joists leaving a 50mm air gap between the insulation and the roof. In conjunction with the vented soffit in the final stages of the build, this ensures that there is nowhere for damp air to become trapped, which can lead to mould, unpleasant odours inside the building, weakened or in worst cases costly roof repairs.
  • Doors And Windows

    All of our doors and windows are custom made to any size and locally sourced through tried and trusted UK suppliers who offer a wide range for you to choose from. We are a small team and we work closely with all of our suppliers to ensure we offer quality products to enhance the look and function of your Garden Room.

    Cladding

    When it comes to the look of your Garden Room, there are a host of options to choose from when cladding your build. Wood is a common choice as this fits in beautifully to the surroundings of many gardens, but there are other materials available that can either help your Garden Room blend into your garden or, make a feature of it and be pride of place.

    These finishes can be applied to any of our Pre Designed or Bespoke build Garden Rooms and Outdoor buildings.

  • Electrics And Lighting

    All of our rooms come complete with lighting and electrical sockets indoor and out.

    Our qualified electrician will install your Garden Room with a new electrical consumer unit which includes wiring from your home, complete with all the wiring and fixtures for your build. Lights, sockets and switches are all flexible in terms of location, design and function to suit your needs.
